“James” living with service was developed as an innovative living concept in response to the increasing need of committed people for more living quality and greater well-being in urban areas. First established in 2007 for a large development of the real estate fund UBS (CH) Property Fund – Swiss Mixed «Sima» in Zurich Albisrieden, the concept evolved and adapted to current needs. In terms of sustainable development, “James” makes an active contribution, picks up on trends and provides solutions.

Each resident of a “James” apartment building is provided with an on-site concierge and associated with this, various services included in the rental price, such as the reception of guests, the receiving of shipments or restaurant reservations.

Have your visitors welcomed by “James” at his concierge box during the presence time or enjoy further integrated services such as the receiving of flower deliveries and online shopping deliveries. If required, “James” will also be happy to make restaurant reservations for you or procure the desired event tickets. In addition, there are also extensive low-cost à la carte services available, such as a laundry service, apartment cleaning or even a troubleshooter service.

Concierge
At the concierge lodge "James" is at your disposal for many services. In addition to classic concierge services such as receiving flower deliveries, online shopping deliveries, mail and parcels, "James" will also carry out organizational orders for you according to individual wishes and arrangements - the trusted person in the house. "James" is at your disposal during the presence time at the lodge.
Telephone service
By telephone you can also submit your requests outside the presence time of "James". A hotline is available for this purpose.
Online service
You can order à la carte services online around the clock via the homepage.

Laundry service
Your laundry will be washed according to your individual needs, dry-cleaned, ironed and then folded or delivered to your home on a hanger.
Apartment cleaning
Whether regular apartment cleaning or one-time thorough cleaning - "James" will help you with the organization. You can schedule cleaning appointments by phone, email or through our service order form.
Security service
A wristband with an alarm button as a safe companion: At the touch of a button, you are automatically connected to the emergency call center simply and easily in all situations and emergencies - and receive the help you need in the shortest possible time.
Window cleaning
Clean windows outside, inside, above, below, small, large - or simply all of them. Of course, the sun blinds can also be cleaned at the same time if necessary. There are (almost) no limits to your individual wishes.
Vacation service
Book on a weekly basis that e.g. 2x per week the mailbox is emptied, the mail is brought to the apartment, the plants are watered, the apartment is aired or services for your security such as blinds and light control are carried out.
Troubleshooter
Help and support with moving in, hanging pictures, replacing broken light bulbs or taking the dog for a walk - you're never left out in the rain.

Not everywhere there is the possibility for an on-site concierge. However, with the innovative “e-James” service app, there is the option of a purely technical solution in order to still be able to take advantage of many “James” advantages even without a physical concierge on site. The connection of the “James” services and the access to the interactive parcel box distinguishes the “e-James” service app from a conventional tenant app.

  •  Parcels can be received via the parcel box even if no one is at home and you are informed via “e-James”.
  •  In case of special events, such as lift repair, a push message is sent via “e-James”
  •  Direct contact with property management is ensured with a ticketing system

From apartment cleaning to holiday services to practical energy-saving tips – the “e-James” service app makes everyday life easier for residents with access to many useful services.

On the one hand, it guarantees the tenant the fastest possible contact with the property management, but on the other hand, it also offers the property management a direct communication channel; e.g. for ‘push messages’ in case of event messages. All information about the apartment, including all operating instructions, can be accessed at any time. “e-James” also offers access to the fee-based so-called “James” services such as laundry/ironing service, apartment/window cleaning, vacation replacement or troubleshooter. Practical tools such as public transport schedules, online reservations (e.g. for the car-sharing car in the vicinity), an electronic mailbox for parcel deliveries and new trends such as the sharing economy (e.g. ‘Sharely’) are also available with the innovative app.

Not everywhere is there the possibility for an on-site concierge. With the innovative service app "e-James", however, there is the possibility of a purely technical solution to still be able to benefit from many advantages of "James" even without a physical concierge on site.

Besides "James" services (additional services ) such as laundry service......etc. other useful elements are available:

Sending parcels as well as returns are handled easily and conveniently by the Postbox. Instead of a concierge, the Post Box receives parcels when you are not at home. It stores shipments securely, informs recipients about the delivery and hands over the shipment after PIN entry.
